# Paradise Valley Market Brief: Inventory Is Up, but the $4M Ceiling Has Not Moved

> Active inventory above $4M is up 18% since August, but the median price held at $4,180,000 because the new listings clustered in the $4.0M–$4.6M band and are selling inside 40 days. The real softness is between $5.5M and $7M, where nine homes have sat for more than 90 days.

Eight weeks of listing and closing data, and why more selection above $4M is not the same thing as falling prices.

## How much inventory is on the market above $4M?

**19 active listings** above $4M as of the first week of November, up from 16 in the first week of August — an 18% increase. Across the whole $3M-and-up segment there are 31 active listings, so the growth is concentrated in the upper half of the market.

Fourteen of those 19 came to market in the last four weeks. That matters: this is a fresh-inventory story, not a stale-listing pile-up.

## Is the median price actually moving?

Not yet. The median closed price above $4M was **$4,180,000**, and it has moved less than 0.8% in either direction across the last eight weeks.

The reason is where the new supply landed: the $4.0M–$4.6M band, which is also the band where buyers are still transacting. Median days on market in that band is 40, and the sale-to-list ratio is 96.4%. More choice without a price break is what a healthy plateau looks like.

## Where is the market actually soft?

**$5.5M to $7M.** Nine homes in that band have been listed more than 90 days, and between them they have cut a combined $2.4M off their original prices without trading.

That is the segment where sellers misprice against a 2021–2022 comp and then defend the number. At $6M and above, buyers are few, deliberate, and comparing to new construction in north Scottsdale, which is a different product at the same price.

## What should a buyer do with this?

Negotiate in the $3.4M–$3.9M band, where eight listings sit and four have gone 45 days without an offer. Two to four percent off list, contingent on inspection, is achievable today where it was not in April.

Do not expect a discount above $5.5M to fall into your lap. The nine long-listed homes have not reduced enough to clear, which usually means the seller will wait rather than meet the market.

## What should a seller do with this?

If you are listing between $4.0M and $4.6M, you are in the velocity zone: price to the last comparable sale, pre-inspect, and expect to move inside 40 days.

If you are listing above $5.5M, the number that matters is not what you paid or what your neighbor asked in 2022 — it is the most recent closed sale and the cost of the new construction a buyer will visit the same weekend. Price to that, or plan on six months.
