How these publications are written
Trooly publications are authored by the agent whose name is on them. Drafting is assisted by AI, and every figure that appears in a post is either supplied by the agent or drawn from their closed transactions.
AI use
Posts are drafted with Gemini from structured inputs the agent provides — market parameters, subdivision names, notes from a closing. The agent reviews and can regenerate, edit or unpublish any post. Drafting is automated; publication is the agent's decision.
We do not generate invented statistics. Where a figure is an estimate rather than a recorded one, the post says so. Closed-transaction prices, dates and representation are composed from the closing record, not paraphrased by the model.
Sources
- Closed transactions — the agent's own closing records: price, dates, representation, days on market, finished area.
- Market figures — the agent's tracked listings and closings for the named period and price band, plus public county and association records.
- HOA dues, taxes and assessments — resale certificates and county assessor records at the time of writing. These change; verify before acting.
Dates and corrections
Every post shows its publication date and a “last updated” line. That date only moves when the substance changes — a new month of data, a corrected number, a regenerated post. It is not bumped on a schedule.
Corrections are made in place and the update date changes with them. If you believe a figure is wrong, contact the agent named on the post; their details are on the publication and in its machine-readable index.
What this is not
Nothing here is an appraisal, a legal opinion, or a substitute for a survey. Market commentary describes what has sold; it does not guarantee what a specific property is worth. Fair-housing rules apply to every listing and market statement, and agents are responsible for their own compliance.
Questions about this policy: use the contact details on the publication you are reading.
