What is the median home price in Paradise Valley right now?

In the $3M-and-up segment I track, the median closed sale price for Q3 2026 was $3,280,000. That is up 5.1% from $3,121,000 in Q3 2025. The average was $3,910,000, pulled upward by five closings above $5.4M, four of them inside Silverleaf.

Those figures cover 27 closed transactions in Silverleaf, DC Ranch, Camelback Mountain and Arcadia between July 1 and September 30, 2026. Condos, new-construction presales and anything under $3M are excluded, because they answer a different question.

How many days on market should a $3M seller in Paradise Valley expect?

The median was 38 days in Q3 2026, and the gap between enclaves is wider than that valley number suggests: 24 days in Arcadia, 31 in DC Ranch, 38 in Camelback Mountain, and 51 in Silverleaf.

Silverleaf's figure is not softness. It is a smaller, higher-priced pool: 7 closed sales in the quarter at an $4,640,000 median, and buyers there tend to tour over two or three weekends before writing. The homes that closed inside 30 days shared two traits — a pre-inspection report in the disclosures and a launch price at or under the last comparable sale.

Which Paradise Valley enclave holds value best between $4M and $6M?

Silverleaf. Across the last eight quarters it has posted the valley's highest sale-to-list ratio in that band, 97.9%, and the smallest gap between list and close. The reason is supply: roughly 1,400 homes in total, one guard gate, and a golf membership that runs with the property rather than the person, so the pool of true comparables stays small.

DC Ranch is a close second and the better value at $4M, where the extra money buys square footage rather than lot. Camelback Mountain is the most price-sensitive of the three. View premiums there swing 15–20% block to block, and a west-facing wall of glass can cost more than a dated kitchen.

What does $3M actually buy in each community?

At $3M you are shopping four different products:

  • Silverleaf — the entry point. Expect 5,200–6,000 sq ft on a half-acre lot, often in an earlier phase. You are buying the gate, the club and the resale record, not the newest finishes.
  • DC Ranch — the most house. 6,000–7,500 sq ft on 0.3–0.6 acre, much of it built 2015 or later, with the Market Street village a few minutes away.
  • Camelback Mountain — view first, house second. 4,000–5,500 sq ft on hillside lots, where the premium or the discount depends on which way the glass faces.
  • Arcadia — the odd one out. You are buying lot and location: 1940s to 1960s ranch homes, some rebuilt past 4,000 sq ft, on irrigated lots with mature trees eight minutes from Old Town Scottsdale.

What should buyers expect in the next 30 days?

More selection and slightly more negotiating room than spring, concentrated between $3.4M and $3.9M, where eight of the 31 active listings sit and four have gone 45 days without an offer. Expect 2–4% off list in that band, contingent on inspection.

Above $5.5M, expect almost no movement. That segment is a staring contest: nine homes above $5.5M have been listed more than 90 days, and their sellers generally do not have to sell.

Frequently asked

How many months of inventory does Paradise Valley have above $3M?

3.4 months as of September 30, 2026, based on 31 active listings and a trailing three-month absorption rate of 9 closings per month.

Are Paradise Valley luxury home prices falling in 2026?

No. The median in the $3M+ segment was up 5.1% year over year in Q3 2026. Inventory is rising and days on market is flat, which is a velocity story rather than a price story.

Methodology. Figures reflect closed transactions tracked by the agent in the stated price band and period, plus public county and association records. HOA dues, taxes and assessments change; verify them against the resale certificate and the county assessor before acting.
